Jadescape will have access to the Upper Thomson MRT Station (just 600 m away) on Thomson-East Coast Line (TEL) which will connect to Cross Island Line at upcoming Bright Hill MRT Interchange. Jadescape is a real jewel redeveloping on the site of former Shunfu Ville privatised HUDC estate located on Shunfu Road, in the Thomson-Marymount area. Designed by world-acclaimed architect, Paul Tange of Tange Associates and landscaped by Ecoplan Asia, Jadescape is expected to obtain its Temporary Occupation Permit (TOP) by early 2023.

Given its proximity to the beautiful MacRitchie Reservoir and Bishan-Ang Mo Kio Park, The architect designed Jadescape to make its landscape to follow the topography of an Asian garden theme. adescape is picturesque at every turn, its residential towers resembling a majestic mountain range that encompasses the outline of MacRitchie Reservoir.

The facades of the Jadescape towers are made to be oriented toward the MacRitchie Reservoir, creating a connection between them and maximising the view towards the reservoir from each building. it looks like Chinese ink painting with layers of depth, which brings into balance the surrounding greenery, water and mountains.

Instead of monolithic, imposing walls, each building is slightly different with its own identity, but all are harmonised within the site. Their placement is layered to create interesting nooks throughout the estate, leading to a variety of small areas with a different atmosphere and scenery for residents to discover. 

Developed by Qingjian Realty, Jadescape will offer over 100 common facilities among the 7 blocks of 23-storey towers, where residents can enjoy either panoramic views of MacRitchie Reservoir or unblocked views of neighbouring landed estates from higher floors.

Those facilities can be categorized by their function, such as WellnessScape, FitnessScape, and PlayScape. Jadescape will comprise of 236 one-bedroom units (527 sqft), 403 two-bedroom units (646 to 775 sqft) , 265 three-bedroom units (904 to 1,152 sqft), 261 four-bedroom units (1,259 to 1,647 sqft) and 39 five-bedroom units (2,099 sqft), and 2 penthouses (4,230 sqft) spreading across the seven blocks.

JadeScape is Singapore’s first fully-smart private development, at which intelligent estate monitoring system will be complete embedded with fully integrated smart home technologies throughout its 1,206-units. New smart home devices include smart dishwasher with ultrasonic fruit and vegetable cleansing capabilities, and smart heat recovery system that recycles the heat generated from air-conditioners to heat up water for warm showers.

The smart technology installed in the condo include devices in common areas that enable estate managers to monitor the development; the system can, for example, send alerts when smoke detectors in individual units are activated. Facial recognition technology will be used in lift lobbies.

As the largest private development in Bishan-Thomson estate in recent years, JadeScape saw strong sales on launch weekend in Sept 2018 when buyers snapped up 300 units at an average transacted price of $1,700 psf, with interest balanced across all unit types. When refer to the overall transaction chat as shown in the following, visitor can find that the average price is very steady with a sustainable uptrend, ranging from $1,665 to 1,774 psf.

By far, Jadescape has sold over 740 units since its launch in 2018. The recent average psf price is around $1,774 psf. The lowest psf price was transacted at $1,371 psf for a 4,230-sqft penthouse unit in Dec 2019；The highest psf price was achieved at $1,862 psf from a 764-sqft 2-bedroom unit in March 2020.
